If you need to cancel your reservation, a 30-day notice of cancellation is requested. Normally, anything less than a 30-day notice of cancellation will result in a charge of 50% of your scheduled stay plus sales tax (plus the booking fees if you reserved through VRBO or AIRBNB). (Traveler’s Insurance cost will be refunded.) In our current world of COVID, we do our best to not punish our customers should a COVID outbreak occur. Please contact us as soon as you can, and we will be glad to work with you to see if we can get you to no "out of pocket" expenses.

Had a great stay! House looked like the images and location was perfect for all our adventures! We were close proximity to Beaver Lake (variety of access points) and Eureka Springs was a short 20-30 min scenic drive.

This place was very private and the path to get there is beautiful. The inside was very well kept and organized. My favorite things was the book of instructions that made check in and check out policy very clear. The renters were very helpful with any issues I had. I will say there are PLENTY of spiders but all are on the outside. I thought of mentioning it to the renters but in the binder they left for us it clearly states how they have had the house sprayed and they have very little control over the spiders due to the location being in the woods/mountains (which is worth it). They also never bothered us anyway. I would absolutely rent here again, very good experience!

Internet wasnt working, and the house had a musty smell.

Unfortunately, had we known, we might have been able to get that fixed for you (Internet is provided by an outside utilities company, but we have ample experience in working with their customer service department.) We are very rural in places, so notifying them of an outage is often the fastest way of curing the problem. This place was perfect. The shared space is large and open and the beds were very comfortable. The kitchen was well stocked and they had tons of games and chairs to take to the lake. We had an amazing vacation.

This house was great for our family gathering. It was clean and comfortable. The kitchen and living area are open and spacious. Loved the expandable dining room table and the front deck/fire pit area. We enjoyed hiking and access to the lake in nearby parks. We will definitely come back here. The management company was also very helpful with answering questions.
